With thiscontract to plead to all legal purposes between:

Mr./Mrs.______________born in _________________on ____________ residing in _____________in ______________ ,____________C.F._______________________ as the rental contract owner of theproperty located in _________________ Milan, Italy consisting of __ rooms plusservices ,___  floor __,  fully furnished and equipped with theappliances, furniture and furnishings in Annex A to this contract ( incontinuation referred to as Owner)


The APARTMENTSERVICE SRL, Bastioni di Porta Nuova 21, 20124 Milan, PIVA 08432100967(referred to in continuation as the Company)


Given that:


- The Companyprovides consulting and services aimed at achieving the highest possible profitarising from the management of real estate,  by finding individuals withhousing needs for short employment periods, as well as any provision of anyadditional useful services and connected to the pursuit of that purpose;


- The ownerclaiming to be the owner of the property as well as of the related furnitureand equipment therein, as well as any associated structures, such as basementsor parking lots, box.

- The ownerdeclares that the property is currently free of people as well as people whocannot boast the same no right in any way.

- The propertyowner intends to draw maximum benefit from the economic advantage of theservices provided by the Company in this regard.

- Apartment ServiceSRL. does exclusively marketing activities as a scope of discovery ofindividuals with the aforementioned housing needs and Apartment Service SRL.isnot the owner of the properties offered.


That saidbetween these parties agree as follows:


1.    Foreword


The premises and all attachments are an integral part of this contract.


2.   Matter and description of theservices


The Apartment Service committed to providing advertising andmarketing consulting on the management of the property as stated above , alsoinclusive of everything that relates in general to the preparation of the samein relation to the purpose to derive the greatest possible profit from themanagement .

It is also committed to research subjects who lease the property, for thepurpose of housing, work and do short-term and transient in nature, inparticular by promoting the same property in the midst of its website as well as other specialized sites, as well as ensuring the overallmanagement and administration of the contacts and relationships betweenstakeholders and the Owner.


3.   Authorization for Use of theproperty and Delivery


The owner with the signing of this contract authorizes the Company to offerthe public the property for its occupation for short periods in the manner andwith the same means as deemed appropriate. Apartment Service SRL. will then befree to promote and advertise the property and to provide any informationrelating to it by any means of dissemination, particularly through its website.

Because of the foregoing, the Owner authorizes the Company to enter thethird parties found in the possession of the property, and even if willing, toentrust the management and implementation services related to occupancy of theproperty to a third company, Apartments Service Srl with registered offices inMilan, at Via Napo Torriano n.5 VAT IT08432100967.   Latter companywill provide eventually services related to occupancy of the property such as,but not limited to check-in and check-out; cleaning, change of linen, the worksof a small maintenance of facilities and household appliances and furnishings.It is understood that the same activities may be carry out by other companies,at the discretion of the Company.


4.   Faculty of use of the property bythe owner


The owner agrees to promptly inform the Apartment Service SRL any periodsof unavailability of the property for personal use or for any further reason.

In order to communicate such unavailability, the owner must: go to thewebsite of Apartment Service SRL using their personal code and exclude from theoffer to the thirds the property as of personal use; communicate via e-mail tothe company that exclusion to availability.

It will not be possible, of course, to exclude periods for which it isalready present a booking from Apartment Service SRL site by third parties.


5.   Fees and Payment


The owner gives a mandate to the Company to cash in the name and on behalfof the fees due, under occupation of the property by customers.

The owner also agrees to pay to the Company an amount variable and / orfixed in relation to the days of occupation of the property by customers, aswell as for the care of themselves and paid for services, and/ or relatedreturns ( for example. : check-in , check-out , cleaning) . The Company will bebilling directly to the client all sums that the same pay forth availability ofthe property. ; subsequently , within the period referred to in the followingparagraph, the Apartment Service SRL Owner will pay the amounts due accordingto the table below; The following table shows the net amount to be paid by the ApartmentService SRL to the owner .

The above amount must be paid by bank transfer to the owner by the 10thdayof the month following the month of employment by customers; the owner alsomust issue the Apartment Service SRL received on the quantum paid by theCompany under this contract.


In the event that the customer should cancel the reservation, the owner maynot claim payment of any amount by which the Company will retain thesame(amount paid as deposit at time of booking) as a reward for the marketing andpaid advertising.


It is understood that the Company will, at its discretion, decide whetherand how to return to the customer considering the reasons justifying thecancellation 


6.    Interventions on theproperty


The routinemaintenance that may be necessary in relation to / the property / theadvertised / s and its contents (furniture, appliances, equipment) , may beperformed by the Company prior notification and consent of the owner ,including through personnel retrieved by the Company or by the Owner.


7.    Representations andWarranties of the Owner


The Owner herebyrepresents and warrants, under their own responsibility well aware of theresponsibilities shouldered by false statements and / or incomplete, asfollows:


- That theproperty and any associated structures (pits, basements, terraces , etc. ..) ,as well as all the facilities (electric, gas, water, theft) , furniture ,appliances and furnishings are safe, in good repair and comply to theregulations regarding health , safety and urban planning , as well as any otherregulations applicable thereto and in a condition for their intended use. TheOwner agrees to produce and deliver a copy of the documentation relating to theabove certifications in order to advertise the property.


- That theproperty is in full compliance with all of the information and / ordescriptions and / or illustrations and / or photos related to the propertyitself may have provided to the Company for the publicity of the same; theowner also agrees to provide promptly to the Company all information concerningany change in the status of the property from both a physical and legal(example . changes of use, ablative measures and / or preventative of 'use ofthe property, etc..) and that also without express requests to do so by the Company.This information must be true, accurate, correct and complete.


- That theregulations do not expressly prohibit occupation of portions of exclusiveownership by third parties for short periods.


- The owner,also, for the duration of this contract will not be able to conclude directlywith third-party lease and / or otherwise compromise and / or prevent and / ormake more difficult the possibility for the Apartment Service SRL to providecustomers the aforementioned apartment. The owner, in fact, claims to beperfectly aware of the fact that the realization of the behavior described inthis paragraph causes harm to the company both in terms of expenditure incurredfor the delivery of the property (advertising, appointments.) both in terms of lostearnings . Such damage, therefore, must be paid.


- The owner alsowell aware of the effects that arise from the absorption of the followingcommitment, agree to waive contract directly with customers retrieved from ApartmentService SRL for a period of three years following the expiration of thiscontract and any subsequent renewals silent.


8.    Restitution of the propertyand documentation


The Companyagrees to return to the owner the property in its possession in relation to thetermination of this Agreement unless otherwise agreed.


9.    Exclusions of liability.Obligation to enter into the contract of insurance for the damage


The partiesagree that in the event that the property and / or furnishings, fixtures and /or appliances were to be damaged during the management of the Company and / orthe term of this contract and / or in the case of events occur as a result ofthat availability even after the expiry of the contract and it is establishedthat such damages are attributable to the fact and / or fault of the latter and/ or persons authorized to have access to the property (example . cleaningpersonnel, change of linen etc. . ) or of third parties procured by the samemeans of advertising (customers ) , the Apartment Service SRL will not berequired to pay for those damages to the Owner as to such latter hypothesiswill have to equip themselves with the appropriate insurance that providescoverage.


Similarly, theowner shall take out appropriate insurance cover in the event of damage tothird parties and / or to the occupants of and arising out of the sameoccupation.

In the eventthat the owner does not enter into these policies and / or the same should notcover its loss, no responsibility can be as described to the Apartment ServiceSRL and / or the company that would make the services related to occupancy ofthe property and therefore no amount may be deducted in respect of the same.


The Owner, withthe signing of this contract, fully understand the contents of this clause andaccept the fact because the subject of extensive discussion. The owner alsoacknowledges that the effect of the same has been considered for the purposesof determining the amount that may be held by the Apartment Service SRL inperformance of this contract.


10. Indemnity and decreased enjoyment


The Owner agreesto indemnify and hold harmless the Company against all costs and expenses thatmay arise from actions of third parties and the use of the property resultingfrom a breach by the Owner of the obligations and warranties under thiscontract.

If for anyreason in relation to the property covered by this contract and / or the commonparts of it, you experience situations that rouse customers procured by theCompany through its own advertising, to lament the diminished enjoyment of thesame, the Owner authorizes the Company to collect on its behalf and on behalfof the amounts due for the enjoyment of the property to a limited extent inproportion to the alleged diminution of the enjoyment;


11. Duration and Renewal

12. Changes


The partiesagree from the outset that any changes to this Agreement and its annexes mustbe drawn up and approved in writing under penalty of nullity, even by e -mail,and accepted by both parties.

In order to giveeffect to the possibility of knowledge of communications relating to thiscontract, the parties agree to notify each other of any changes in that address, in a timely manner and in any event no later than the end of gg.10 from theevent amending


14. Applicable law and exclusive jurisdiction


This contract isin Italian and will be interpreted according to the laws of the ItalianRepublic. Any dispute arising out of correlating to the validity,interpretation, performance, or breach of this Agreement shall be subject tothe exclusive jurisdiction of the Courts of Milan.

Pursuant to andfor the purposes referred to in art. 1341and 1342, after carefully reading andaware of the effects that arise from the acceptance of the terms subsequentlyreported, the parties sign and declare expressly and specifically approve theconditions, the effects and the content of the following clauses:

Article 5.(Waiver of claim for the payment of the amount paid by the customer at the timeof booking in case of cancellation of the same).

Article 7.(Statements relating to the property owner; prohibition to contract with athird party during the term of the contract and, after the expiry date and forthe period of three years, with customers retrieved from Apartment Service SRL damages).

Article 9.(Disclaimer of liability for damage to the property, the content thereof, tothird parties and to the occupants. Obligation to enter into the contract ofinsurance for liability for such damages).

Article 10. (Indemnityand decreased enjoyment of the apartment; opportunity for the Company to pay tothe Customer an amount less than originally agreed in proportion to the failureor diminished use and / or enjoyment).

Article 11.(Tacit renewal).

Article 14.(Applicable law and court exclusively to the Court of Milan).
